1. For best results - have a great planSuccessful remodeling projects require careful planning and a realistic budget. Get estimates and recommendations from people that are knowledgeable in their respective field.
2. Quality counts.Spend a little extra on items of good design, quality materials and superior craftsmanship. This can bring additional dollars per square foot when selling your property.
3. Be consistent with your current design.A good remodel or addition should enhance your original structure. Pay particular attention to roof lines, trim details and window sizes and styles.
4. Check out the competition.Buyer's preferences vary from area to area and from one price range to the next. Go to open houses to see homes that are your competition. How does your home compare?
5. Review your neighborhood.A general rule of thumb: Don't overbuild for the neighborhood.
6. Get your permits/permission.Before starting any type of remodel, make sure the design conforms to all local building restrictions. Some neighborhoods also have their own stipulations and design review processes. Double-check that necessary building permits have been acquired before construction begins.
7. Check out your town/city's building codes.Plumbing, electrical and building codes help ensure safety. Licensed contractors should perform work that meets all codes.
8. Keep focused.Things will not always go smoothly, be patient, keep focused and be flexible.
9. Know your market.Research what remodeling projects will give you the most bang for your buck.
10. Experience matters.Is the project something you and your brother-n-law can do(OR SHOULD DO) or do you need to hire a licensed and bonded professional?
